IS THE PRICE NEGOTIABLE?
We're not at liberty to say as this will solely depend on each owner and the applicant's details. The process is, once you're decided with a property after viewing, you fill up and submit the application indicating the price and terms you'd like to take the unit for. If the owner accepts, then you get your negotiated price.
WHAT'S THE PROCESS OR NEXT STEPS IF I WANT TO PURSUE A UNIT?
1. Fill up, sign and submit the Application to Lease and Reservation Agreement along with valid IDs of all the occupants and signatories.
2. Receive the countersigned Reservation Agreement from the owner then proceed with paying the Reservation Fee within 24 hours.
3. Contract signing, final payment, turnover of unit and keys will be scheduled.
AVAILABILITY
Please refer to our website for the updated availability. This is up to date so if it says "Out of Stock" then that means the property is no longer available. Other properties in the same and other residences might not be advertised yet so please don't hesitate to inquire www.goperealty.com
RATES
Advertised rates are based on a 1 year lease while lesser lease periods will be approximately P2-5k/mo higher. Rate will also vary depending on request/s.
INCLUSIONS
Advertised rates include only association dues.
PARKING
Parking can be included for only P5k/mo subject to availability - if not yet included according to the advertisement details.
MINIMUM STAY
Minimum lease period is 6 months for selected units.
RUSH MOVE IN
We will need about 7-10 business days from reservation fee payment date to process a move in. Please take into account extra time for viewing, deciding, negotiating, reviewing and approval, documentation, preparing the unit (cleaning, paying bills, etc.), etc. The timeline will also depend on how fast both tenant and landlord can comply with the requirements.
EARLY INQUIRY
If your move in date is more than 1.5 months from right now, please get back to me about 1 month prior to your move in date for a more accurate inventory.
VIEWINGS
We can do viewings within business hours Tuesday-Friday 10am-5pm.
PAYMENT TERMS
Minimum 2 months deposit, non-negotiable. Minimum 2months advance consumable on first and last month if no post-dated cheques. 1month advance if with 11 post-dated cheques.
